What water mitigation is, and why it comes first
Mitigation is the emergency phase of a water loss. The goal is to limit damage, not yet to rebuild. That means finding where the water went, extracting it, removing materials that cannot be saved, and setting up drying equipment so walls, subfloors, and cabinets return to normal moisture levels.
Restoration and repairs come after the structure is dry. Skipping or rushing mitigation is one of the most common reasons homeowners end up with odors, warped flooring, or mold weeks later.
Common water emergencies we respond to
In South Florida homes and condos, most water losses start inside the building.
- Burst or leaking supply lines under sinks and behind toilets
- Water heater failures in garages and utility closets
- Washing machine and dishwasher hose failures
- AC condensate line clogs and overflowing drain pans
- Roof and window leaks after heavy rain or tropical storms
- Water entering from a neighboring unit in a condo building
- Slab leaks and plumbing failures inside walls
- Toilet and drain backups
How our mitigation process works
Inspection
We identify the water source, the category of water involved, and how far moisture has traveled, including areas you can't see.
Extraction
Standing water is removed with extraction equipment. Wet materials that can't be dried, such as soaked padding, may need to be removed.
Drying setup
Air movers and dehumidifiers are positioned based on the moisture map so the structure dries in a controlled way.
Monitoring
We take readings throughout the drying process and adjust equipment until materials reach acceptable moisture levels.
Mitigation vs. restoration
Water mitigation
The emergency phase: stop the water, extract, dry, and prevent further damage.

- Water extraction
- Removal of non-salvageable materials
- Structural drying and monitoring
Water damage restoration
The recovery phase: repair and rebuild what was damaged once everything is dry.
- Drywall and baseboard replacement
- Flooring and cabinetry repairs
- Painting and finishes
- Full reconstruction when needed

Condo or managed property?
Water often affects more than one unit. We can coordinate with property managers, building maintenance, and neighboring owners so everyone understands what was found and what happens next.
Water mitigation on the job
Moisture readings, drying equipment and controlled flood cuts from water losses our team has handled. We measure, dry and document until the structure reaches dry standards.

Water Mitigation questions
How quickly should water damage be addressed?
As soon as possible. Water continues to move into drywall, insulation, cabinets, and subfloors over time, and damp materials create conditions where mold can grow. Calling early usually limits how much material has to be removed.
How long does drying take?
It depends on the materials involved, how much water was absorbed, and how long it sat before drying started. We monitor moisture readings throughout the process and will tell you what we're seeing rather than promising a fixed number of days.
Will my insurance cover water mitigation?
Coverage depends on your policy and the cause of the loss. We document the damage with photos and moisture readings that can support your claim, but your insurance company makes coverage decisions.
Do I need to leave my home during drying?
Usually not, but the equipment is noisy and some areas may be off-limits. If the water is contaminated or large parts of the home are affected, we'll talk with you about options.
Can my wet carpet or flooring be saved?
Sometimes. It depends on the type of flooring, the category of water, and how long it was wet. We'll explain what can be dried in place and what needs to be removed before any work starts.
